Terms & Conditions - Lettings

1. About Us

Marvel Property (“Marvel”, “we”, “us”) provides lettings and property management services as the contracting agent for landlords.
Operational functions - including rent handling, client money processing, and deposit protection - are provided by our appointed operating partner FOBEA Ltd (Company No. 13853173), acting on Marvel’s behalf.


2. Acceptance of These Terms

By using our website, contacting us, or instructing Marvel Property to provide services, you agree to:

  • These Terms (summary)

  • Our Privacy Policy

  • Any signed Terms of Business / Management Agreement relevant to your instruction
     

A full, legally binding Terms of Business document is available on request and will be provided before any formal instruction.


3. Services Covered

Marvel Property provides a full range of lettings and management services, including:

  • Tenant Find

  • Fully Managed AST Lettings

  • Rent Collection

  • Deposit Handling

  • Property marketing & compliance

  • Other related or ancillary services
     

The exact services and fees applicable to your instruction will be clearly set out in your written Terms of Business.


4. Fees & Invoicing

Our standard fee for fully managed lettings is:
7% + VAT of rent collected
(Unless an alternative rate is agreed in writing.)

Additional fees may apply for specialist services, including:

  • HMO Management

  • Corporate or serviced accommodation lets

  • Portfolio onboarding

  • Property takeover from another agent
     

Any such fees will be fully detailed in your written quote or Terms of Business.


5. Client Money & Deposit Handling

Marvel Property’s operational partner FOBEA Ltd manages rent processing, client money, and tenancy deposit protection on our behalf.
FOBEA holds the required industry memberships:

  • Client Money Protection (CMP): CMP011930

  • Tenancy Deposit Scheme (TDS): EW83581

  • Property Redress Scheme (PRS): PRS031004

     

If you would like to see copies of our CMP, TDS, or PRS certificates, please request them.


6. Data Protection & ICO Registration

FOBEA Ltd is ICO registered under reference ZB323468.
Details of how we use, store, and process your personal data can be found in our Privacy Policy.


7. Liability & Exclusions (Summary)

We act with reasonable skill and care when delivering our services. However, liability is subject to the detailed terms outlined in your signed Terms of Business.
This summary does not exclude liability for:

  • Fraud

  • Personal injury or death caused by negligence

Full liability details, indemnities, and limits are available in the full Terms of Business.


8. Complaints & Redress

If you need to make a complaint, please contact us directly - hello@marvelsuccess.co.uk.
Where relevant, our operational partner FOBEA Ltd is registered with the Property Redress Scheme (PRS031004).


9. Governing Law

These Terms, and any dispute relating to them, are governed by the laws of England & Wales.

A full Terms of Business document -including service schedules, fee tables, liability limits, and regulatory details - will be supplied before you instruct us.
